Terms of Service

These terms govern your use of AreaCheck and any report you buy from us. By using the service or purchasing a report you agree to them. Please read them together with our Privacy Policy and Cookie Policy.

1. The service

AreaCheck is an Irish property intelligence platform operated from the Republic of Ireland. We gather official public data about Irish addresses, including planning applications, sold prices, radon risk, zoning, transport and area statistics, and present it in plain English on an interactive map and in one-page reports.

AreaCheck is a research and information tool. It is not legal, planning, financial, structural or conveyancing advice, and it is not a substitute for professional advice or for the official records held by local authorities and other public bodies.

2. Your account

You can browse and search without an account. An account is created when you sign up or when you buy a report while signed out, in which case we create one for you using the email address you give at checkout.

You must provide accurate information, keep your sign-in details secure and use the service lawfully. You are responsible for activity that happens under your account. We may suspend or close accounts that break these terms.

3. What you are buying

An AreaCheck Report is a one-time digital report for a single address or location, generated from the data available at the moment you buy it. Each purchase covers one report for one address.

Your report is for your own personal use, or for use within your own household or organisation in connection with that address. We grant you a non-exclusive licence to view, download, print and share it for those purposes. You may not sell the report or pass it off as your own work.

4. Payment and delivery

A report costs €29, paid once. There is no subscription, no recurring charge and no automatic renewal of any kind. Payment is taken securely by Stripe; AreaCheck never sees or stores your card details.

Your report is generated automatically and is normally ready within about a minute of payment. By purchasing, you request immediate delivery of digital content and acknowledge that your statutory right to cancel under the European Union (Consumer Information, Cancellation and Other Rights) Regulations 2013 ends once generation of your report has begun. Our refund promise below goes further than the statutory position.

5. Refunds

If you are not happy with your report for any reason, email hello@areacheck.ie and we will refund you in full. No questions asked.

If your report fails to generate, or your address cannot be resolved so no useful report can be produced, we will refund you in full without you needing to ask, or regenerate the report if you prefer. Refunds are returned to the original payment method.

6. Acceptable use

You may not scrape, harvest, bulk download, resell or redistribute AreaCheck data or reports, use automated tools to access the service other than ordinary search engines, attempt to bypass payment or access controls, or use the service to harass, stalk or monitor any person.

We may suspend access, cancel purchases or close accounts where we reasonably believe these rules have been broken.

7. Intellectual property

The AreaCheck name, logo, website, report design, scoring methodology, written analysis and software are owned by AreaCheck and protected by intellectual property law. Nothing in these terms transfers any of that ownership to you.

The underlying public records summarised in the service remain public information belonging to their respective sources, which are credited in each report and on the map.

8. Data sources and accuracy

AreaCheck aggregates data published by Irish local authorities and other official bodies. We refresh it regularly and work hard to present it accurately, but we do not control the source records, which can contain errors, gaps or delays.

Reports describe the data available at the time they are generated and are not updated afterwards unless you refresh them. For any formal decision, such as buying a property or lodging a planning objection, always verify the position against the relevant council's own records, which we link to wherever possible.

9. Limitation of liability

The service and reports are provided as is and as available. To the fullest extent permitted by Irish law, AreaCheck is not liable for loss or damage arising from decisions made solely on the basis of the information shown, from inaccuracies in source data, or from interruption of the service.

Where liability cannot be excluded, our total liability to you in connection with a report is limited to the price you paid for it. Nothing in these terms excludes or limits liability that cannot be excluded or limited under Irish law, including liability for death or personal injury caused by negligence, or your statutory consumer rights.

10. Changes to these terms

We may update these terms from time to time, for example when we add features or when the law changes. The version published on this page applies to your use of the service and to purchases made while it is in force. If we make a material change we will take reasonable steps to bring it to your attention.

11. Governing law

These terms are governed by the laws of the Republic of Ireland and the Irish courts have jurisdiction over any dispute arising from them. If you are a consumer, you keep any protections granted by mandatory consumer law.
