What is AreaCheck?

AreaCheck is a property intelligence platform for Ireland. It reads every planning application near any Irish home and tells you, in plain English, what is happening nearby: what has been built, what is proposed and what the council decided. Search is free, with no account needed for a first look.

What is included in an AreaCheck Report?

An AreaCheck Report is a one-page intelligence report for any address. It covers the full planning history, every nearby application, local approval and refusal rates, developer activity patterns, council tendencies and the AreaCheck Score. Each report is a €29 one-time purchase, with no subscription.

Where does the data come from?

Every application is sourced from official local-authority planning records. We gather from all 31 local authorities in the Republic of Ireland, normalise it into one consistent format and rewrite the official text into plain English. Nothing is invented: each record links back to its source application.

How much does a report cost?

An AreaCheck Report is €29, paid once per property. There is no subscription and no recurring charge: you pay only when you run a report.

What do I get for free, and what is in a paid report?

You can browse the full national map, search any address and see the three most recent applications, plus a weekly digest, all for free. A €29 AreaCheck Report adds the full picture for one property: every nearby application, sold prices, radon risk, transport, the area profile and the AreaCheck Score, with a PDF export.

Which areas does AreaCheck cover?

All 26 counties and all 31 local authorities in the Republic of Ireland. Northern Ireland is not currently covered. You can see the full list on the Coverage page.

How accurate and up to date is the data?

We refresh council records continuously, so new applications and decisions usually appear within a day or two of being published. Plain-English summaries are generated from the official documents. AreaCheck is a research tool and not legal or planning advice, so for anything formal you should always confirm against the council's own record, which we link to.

Do I need an account to search?

No. You can search any address and take a first look without signing up. You only need an account to save addresses, receive alerts or open a report.

How do you handle my privacy?

We only collect what we need to run your account, such as your email and the addresses you choose to watch. We never sell your data, and we handle it in line with GDPR and Irish data-protection law. Full detail is in our Privacy Policy.

What if I want a refund?

If a report fails to generate or returns no useful data for your address, contact hello@areacheck.ie and we will refund in full. No questions asked.
